As a first-time homebuyer, it's important to be well-prepared when working with a Realtor. Here’s a list of questions you should consider asking your realtor to ensure you’re making an informed decision:

### General Questions About the Homebuying Process:
1. **What is the first step in the homebuying process?**
2. **How long does it typically take to buy a home from start to finish?**
3. **What should I expect during the closing process?**
4. **Are there any first-time homebuyer programs or incentives I should be aware of?**

### Questions About the Neighborhood and Location:
5. **What can you tell me about the neighborhood?**
6. **Are there good schools, parks, and amenities nearby?**
7. **How is the crime rate in this area?**
8. **What are the future development plans for this area?**
9. **How is the property value trend in this neighborhood?**

### Questions About the Property:
10. **What is the property’s history (previous owners, renovations, etc.)?**
11. **Are there any issues or concerns with the property that I should be aware of?**
12. **How long has the property been on the market?**
13. **Why is the owner selling?**
14. **Is the home in a flood zone or prone to other natural hazards?**
15. **Can I see a copy of the seller’s disclosure statement?**

### Financial Questions:
16. **What is the asking price, and how does it compare to recent sales in the area?**
17. **What are the estimated property taxes?**
18. **Are there any Homeowners Association (HOA) fees or restrictions?**
19. **What is the typical cost of utilities in this area?**
20. **How much should I budget for closing costs?**
21. **Are there any upcoming expenses for the property (e.g., roof replacement, major repairs)?**

### Offer and Negotiation Questions:
22. **How competitive is the current market for buyers?**
23. **What strategies do you recommend for making a strong offer?**
24. **How much room do you think there is for negotiation on the price?**
25. **What contingencies should I include in my offer?**

### Inspection and Repairs:
26. **Should I get a home inspection, and do you have any recommendations for inspectors?**
27. **What are the most common issues found during inspections in this area?**
28. **If the inspection reveals issues, how should we approach negotiating repairs or credits?**

### Questions About Your Realtor:
29. **How many years of experience do you have in real estate?**
30. **Do you specialize in working with first-time homebuyers?**
31. **How familiar are you with the area where I want to buy?**
32. **How do you typically communicate with your clients, and how often?**
33. **What is your availability like for showings and meetings?**

### Closing and Post-Purchase:
34. **What should I be prepared for on closing day?**
35. **Will you assist me with any post-purchase concerns or issues?**
36. **Can you recommend reliable contractors or service providers for home maintenance?**

These questions will help you gain a comprehensive understanding of the homebuying process, the property you’re interested in, and your realtor's ability to assist you in making the right decision.

 

Side note:

Just as some people ask me to discount my fee, I highly recommend you never ask someone who has an excellent reputation either a home inspector or a Realtor to discount their fee it is embarrassing & insulting to a professional. A true Professional  would be someone that has many years of experience and a proven track record of success. One of my favorite sayings is if you need heart surgery are you going to pick the cheapest heart surgeon?
