I have always wanted to be a home inspector

I laugh when people say this. "I always wanted to be a home inspector" you do not know what it takes and would probably quit within 3 months to a year like most do.

 
If you're going to be a successful home inspector you're going to have to work 7 days a week answer calls from 6:00 a.m. until 9:00 p.m. at night Yes even on Saturdays and Sundays and Christmas holidays are not included in a real estate schedule buyers will call you even on Thanksgiving
 
Dirty homes dirty environment dust pests raccoon poop we deal with it all bed bugs asbestos sharp nails hitting our head while we're in an attic or backing into one of them in a crawl space
 
My favorite is when you show up to the seller's house it's occupied and they're standing there saying oh I thought you were going to be here till noon when the confirmed time from them was 9:00 a.m. to 12:00 there are no windows we don't just show up when we want to
 
We are not allowed to have a bad day I remember working in the corporate world you can kind of slack one day if you weren't feeling good there is no slacking in this business you have to have your a game on every day even if you're sick
 
Be prepared for 200 text messages and emails a day that you have to respond to the same day
 
Be prepared for electrocution
Be prepared for a toilet to back up on you when you're flushing it
Be prepared to come in contact with certain pests animals and pit bulls from the neighbor's yard coming to visit you
Have fun breathing in mold, asbestos, cat urine, insulation in your face, spiders in your face, daily cuts on your hands, crawling in attics and crawlspaces' & then sellers crying about your report
Calls from clients from years ago asking questions and chewing up 30 minutes of your time for free
 
You are not only a home inspector you are also a marriage counselor, grief counselor and negotiator
 
Dealing with the know-it-all dad dealing with the buyer bringing 12 people to the inspection when they shouldn't and some of those people can damage the property. Your only here for 3 hours at the inspection? not really sometimes we can deal with clients for years with questions afterwards 1 hour phone calls after the inspection to go over stuff and another couple hours after that to prepare the report and send it so it's not a 3-hour inspection we're never done. We love opening up blinds that have never been dusted and getting all that debris in our face then having the top of a window come down on our fingertip and cutting our nail off or breaking a finger, getting a contact buzz at a multifamily when the renters are smoking weed while your working. One of my favorites was answering questions about the roof when it's covered with 6 in of snow. Client says  "how does the roof look?" It is White, I say
Dealing with people asking for a large discount on your fee when they don't understand when I ask them back would you like if I took 30% away from your salary another good one is the continued asking for a discount on the second inspection because you walked from the house where we saved you from bankruptcy. Trades people throwing us under the bus when we send them billions of dollars of business every year when trades people say "can't believe they missed that?" they don't know the whole story or what was blocking our view during the inspection. You have one thing to look at not 1600 items like us in a short period of time. Then the know-it-all dad that asks us a stupid question about a scratch on the wall and distracted us while we were working to find bigger issues
 
All in all, I love what I do but not too many people can handle this job
