My bad you are perfect at your job and never miss anything is what I would like to say to people. In 11 years & over 10,000 inspection knock on wood I can honestly say we have never had a complaint about missing something. Have we missed stuff? Yes absolutely we have but I have not heard about because we bust our behind & give the client enough information about the home for them to make an educated decision to buy it or not.

Weather: Snow or rain may prevent roof or exterior inspections. I once had a client ask me how the roof looked after it snowed 6 inches? I said it is white

Inspections are usually 2–4 hours, so they’re visual and non-invasive. Sellers are not going to let us stay there for 24 hours and find everything

Inspectors aren't tearing down drywall or opening up HVAC systems, some people honestly think we do that or can see through walls

Some issues don’t show symptoms until later (like slow plumbing leaks or seasonal HVAC issues) because we are not there living in the home using it every day
