Home Inspectors (the GOOD ones) should make $2000 per inspection

Why a $2,000 Home Inspection is Worth It

  1. Return on Investment (ROI):

    • A $490 inspection can already save a buyer $10,000–$20,000 in repairs.
    • At $2,000, the ROI is still enormous — often 10x to 20x back in negotiation leverage, repair credits, or avoided disasters.
  2. Risk Protection:

    • A missed foundation crack, hidden mold, or failing roof isn’t a $500 problem — it’s a $15,000–$50,000 problem.
    • Spending $2,000 up front protects against six-figure surprises later.
  3. Expertise & Liability:

    • Inspectors carry knowledge, experience, and insurance that protect the client legally and financially.
    • A thorough inspection is effectively an insurance policy against buying a money pit.
  4. Value Compared to Other Fees:

    • Agents charge 3–6% of the home’s price — tens of thousands.
    • Title companies, lenders, and appraisers charge thousands.
    • The only fee that truly protects the buyer is the inspection and is the lowest fee — so it should be priced at its true value.
  5. Positioning:

    • A $2,000 inspection signals premium, no-compromise quality.
    • It attracts serious clients who understand that a home is the largest investment they’ll ever make.
    • “Most people don’t realize this — but the home inspection is the single most valuable part of a real estate deal. Think about it: an inspection that costs $2,000 often saves my clients $15,000, $20,000, sometimes even $50,000 in repairs or negotiation leverage. Agents make their commission, lenders collect their fees, title companies get paid — but I’m the one protecting you from buying a money pit. A $2,000 inspection is the cheapest insurance policy you’ll ever buy, and it’s the only fee in the process that actually puts money back in your pocket.”

Unfortunately this $2000 fee will probably never happen due to the market and the "cheap" inspectors out there that will always bring down the good ones, so long story short NEVER hire the cheepiest inspector you will eventually pay for it
