The Plumbing Problems I See Most Often

These are the issues that routinely cost homeowners money if not addressed early:

1. Slow or Gurgling Drains

This can signal:

  • Clogs

  • Sludge buildup

  • Early sewer line failure

Many buyers don’t realize that a “slow drain” is often connected to a much larger underground issue.

2. Problematic Pipe Materials

Two materials I flag instantly:

  • Polybutylene – known for sudden failures

  • Galvanized steel – corrodes and restricts water flow

If I find these, I recommend budgeting for replacement.

3. Leaking Shutoff Valves

They often fail due to age, corrosion, or over-tightening. A small drip today can become a burst tomorrow.

4. Incorrect Plumbing Traps

Improper traps can allow sewer gases into the home. I commonly find:

  • S-traps

  • No traps

  • Improperly vented lines

What Buyers Should Do

  • Consider a sewer scope on older homes

  • Ask for repair documentation on replaced plumbing

  • Check your inspection report for “monitor” vs. “repair” recommendations

Expert Tip: High water pressure might feel great in the shower, but it can destroy pipes and fixtures. I always test pressure during an inspection.
