Most homes are in poor condition at least in our area after doing 12,000 plus inspections we believe that 85% of homes have at least 20 to 30 sometimes 50 major recommendations that need repair to make the home safe prior to moving in
Why is this?
Just as everyone struggles to make ends meet especially the last couple of years money is not left over in the budget to put into the home or pay a professional who's going to do it right 95% of the time. There are also way too many people thinking that they can do plumbing or electrical on their own by watching a YouTube video or having their buddy help them who doesn't really know a thing about plumbing or electrical. Then you have the famous homeowner who thinks that duct tape will fix everything. One other big reason we see a lot after being a business for so many years we will get the chance to inspect the same home we did 3, 4, or 5 years ago and nothing is fixed from the previous home inspection when it was supposed to be fixed, that is really frustrating in our eyes.
Some major words of advice here when you have a home inspection on the property and the seller agrees to repairs, you should demand that only a licensed electrician or licensed plumber take care of those two items and then a professional contractor who should have a license fix the other stuff. The Sellers should provide you proof paid of the receipts of the work completed get this in writing before closing. I do not have a magic answer for people who do not take care of their homes other than it is lack of money, lack of experience lack of education in owning a home and procrastination which causes homes to be in poor condition
