Why are 99% of Rental properties in poor condition

There are several reasons why **multi-family apartments** are often perceived to be in poorer condition, though this is not always the case for every building. Some common factors that contribute to this perception include:

### 1. **High Turnover of Tenants**
Multi-family apartment complexes often have a high turnover rate, with people moving in and out frequently. This constant movement can cause wear and tear to apartments, common areas, and facilities, which may not be repaired or maintained quickly enough.

### 2. **Maintenance Challenges**
In larger multi-family buildings, maintaining shared spaces like hallways, elevators, and laundry rooms can be a logistical challenge. Property management may struggle to keep up with maintenance demands, especially if the budget is tight or if the management company is not responsive. Over time, small issues, such as broken fixtures or outdated infrastructure, can add up and lead to larger problems.

### 3. **Lower Rents and Reduced Income for Maintenance**
In many cases, multi-family apartments, particularly those in lower-income areas, are priced affordably. Property owners may not have enough income from rent to cover extensive repairs and renovations, especially in older buildings. As a result, they may delay or minimize maintenance efforts.

### 4. **Owner Prioritization and Neglect**
Some landlords or property owners, especially those with multiple properties, may prioritize profit over proper upkeep. They might invest less in repairs or upgrades, believing that tenants will continue to rent regardless of the building's condition due to affordability or limited housing options.

### 5. **Shared Responsibility Issues**
In multi-family apartments, especially ones where residents share responsibility for certain areas (e.g., parking lots, laundry rooms), individual accountability can be unclear. Tenants may not take care of shared spaces as carefully as they would their own private space. This can lead to neglect and a quicker deterioration of common areas.

### 6. **Age of Buildings**
Multi-family apartments, especially in urban areas, are often older structures. They may not have been updated to modern standards, resulting in outdated infrastructure, plumbing, electrical systems, or insulation. This can make them look and feel more run-down compared to newer properties.

### 7. **Overuse of Common Areas**
Multi-family buildings experience heavy use of shared facilities (e.g., stairwells, elevators, lobbies), and these spaces can deteriorate more quickly if not properly maintained. With more residents using these areas daily, they wear down faster than in single-family homes.

### 8. **Absentee Landlords**
In some cases, multi-family buildings are owned by absentee landlords or large property management companies that may not be as invested in the daily upkeep. This lack of direct involvement can lead to slow response times to maintenance issues and general neglect.

### 9. **Tenant Impact**
The behavior of tenants themselves can also affect the condition of a multi-family building. If residents do not take care of their units or common areas, or if there are issues with vandalism or mismanagement, it can lead to faster degradation of the property.

### 10. **Regulation and Enforcement**
In some areas, lax enforcement of housing regulations can lead to a cycle of deterioration in multi-family properties. Without pressure from local governments or tenant advocacy groups, property owners may feel little incentive to make improvements or repairs.

While these factors can contribute to the poor condition of some multi-family apartments, there are also many well-maintained and efficiently managed multi-family housing complexes. Strong management, adequate resources, and proactive maintenance can keep buildings in good shape over time.

I wish property managers were able to keep properties up to date like owners do. But I guess that's what happens when one company is responsible for 300+ units. They only care about their 10% monthly fee.
