$100,000 for skipping an inspection

There was a client once who waived his inspections purchased the house and paid $50,000 more than anybody over list price. He contacted us to do an inspection on the property just so he knew where he stood which was very smart overpaying for the house is not smart.  When we arrived to the home, he had asbestos shingles which is $7000 just to remove that doesn't count putting a new roof on there were also structural issues, major electrical issues, new electrical panel needed, Knob & Tube wiring, no one would insure the home to his standard on pricing so now his insurance is double what he expected and plumbing issues along with a collapsed sewer line in all about $50,000 in repairs needed to make the house safe for him and his family. Now he is at $100,000 more in debt when he could have just not waived the inspection. Waiving home Inspections became popular during Covid and continued for about two years. This Practice of waving your home inspections still goes on today not as much as it used to. There are many more people who are in this similar situation. In our experience of over 12,000 homes inspected 85% of homes are in poor condition meaning they need approximately $3000 or more in repairs needed just to be a good home. 

Generally, the homes that are flipped have the most issues and I have never seen a good crawl space that is in good condition well maybe one.
